Here are 20 responses that should immediately raise your internal alarm.
Not panic.
But pause.
1. “We never had humidity problems.”
🚩 Translation: It hasn’t been inspected properly.
In coastal areas like Alicante, Torrevieja or Benidorm, humidity is normal.
The real question is: how is it managed?
If the property smells slightly musty or you see fresh paint only on lower walls — investigate deeper.
2. “The community is planning something small.”
🚩 Translation: There may be a derrama coming.
In Spain, a derrama means extraordinary payment approved by community vote.
“Small” can mean €500.
Or €6,000.
Ask for written confirmation of:
- approved works
- voted proposals
- pending projects
3. “Everyone rents here.”
🚩 Translation: High tourist turnover.
This can mean:
- noise
- elevator overload
- constant suitcase traffic
- difficulty selling later to residential buyers
Especially relevant in Benidorm and central Torrevieja.
4. “The paperwork is fine, don’t worry.”
🚩 Translation: You should absolutely worry.
You want to see:
- Nota Simple
- energy certificate
- community debt certificate
- occupancy licence (Licencia de Primera Ocupación)
If documents are “coming later”, slow down.
5. “It was renovated.”
🚩 Ask: Structural or cosmetic?
New tiles and IKEA kitchen ≠ updated plumbing or wiring.
Ask for:
- renovation date
- permits
- invoices
No proof = assume surface work only.
6. “You can easily close the terrace.”
🚩 Translation: Possibly illegal.
Many terrace enclosures in Spain:
- were never approved
- violate community statutes
- create resale issues
Illegal modifications transfer risk to you.
7. “No one ever complains here.”
🚩 Translation: Someone definitely does.
Ask for the last 3 years of community meeting minutes (actas).
They reveal:

🚩 Translation: Summer is chaos.
Population triples in some Costa Blanca zones.
Visit:

Water damage repair without full waterproofing is temporary.
Heavy autumn storms (gota fría) expose weak terraces and garages.

🚩 Sometimes genuine.
Sometimes used to rush you.
Quick sales require even slower thinking.
13. “Community fees are low.”
🚩 Ask what is NOT included.
Low fee today can mean:
- no reserve fund
- future facade renovation
- elevator replacement coming
Cheap now = expensive later.
14. “There are no unpaid owners.”
🚩 Request written certificate from the community administrator.
In Spain, community debt attaches to the property, not just the owner.
15. “Insurance covers everything.”
🚩 No, it doesn’t.
Typical exclusions:
- gradual water damage
- certain terrace issues
- pre-existing structural defects
Ask what is NOT covered.
16. “It has sea views forever.”
🚩 Forever is a strong word.
Check:
- urban development plans
- empty plots nearby
- zoning regulations
That empty land may become a hotel.

Underground garages near coastlines can flood during heavy rains.
Salt + moisture = corrosion risk.
18. “The previous buyer changed their mind.”

Financing issue?
Survey problem?

This answer deserves detail.
19. “We don’t have the community minutes now.”
🚩 That’s basic documentation.
If unavailable, assume:
- internal issues

🚩 That’s not the answer you need.
You need:

- confirmations
- clarity
Reassurance without evidence is marketing.

It’s not one answer.
It’s patterns:

Spain is a safe place to buy property.
But only if:

The right property survives scrutiny.
